Buying Tips

1. Finances:   Finances play a major role in buying a home, so it is important to take a few steps to ensure that they are in order. Get your credit report; making sure your credit score is where it needs to be so that you can obtain financing for the home of your dreams. Savings; having enough money for a down payment and closing costs is essential to buying a house. Keep in mind that once you buy a home you are the one who is responsible for all the upkeep and repairs, so having money set aside for that is also just as important.

2. Get Pre-approved:   Once your personal finances are in order you need to begin the process of the loan. Find and meet with a reputable Loan Officer.  This is crucial to the process, as it is the first step in informing you the buyer whether or not you can obtain financing and exactly how much money you can qualify to borrow.

3. Make a list of what you need in a home:   Making a list of what you need before you start looking should help you to stay focused as you start your search. Be realistic in regards to what you need and what you can afford. We can’t always afford what we want, so sometimes we need to focus on what we need in a home before we focus on what we want.

4. Start looking:   Looking for your new home is exciting and at times also challenging. Staying focused and grounded can help you stay focused throughout the process. When looking for a home it is also imperative to use the process of elimination while you search for the perfect home. As you search and view properties make a list of what you can live without and what you can’t live without, but again, be real and understand you may need to compromise on the “little things”.

5. Investigate:   So you have found the house you want and have made or are thinking of making an offer, the process of searching is not over.  It has now changed to you the buyer doing the investigations on the property that ensure that you have made the right decision.  Inspections such as a home inspection, Pest inspection, Roof inspection, Well inspection, Septic inspection are just a few of the “standard inspections” that buyers do when buying a home. There are more investigations that can and should be done. What about the utility bills, the neighborhood, property boundaries or A/C and pool.  Buyers must make sure that they are comfortable buying the house that they wrote an offer on or are considering making an offer on.  Take the time to do your inspections before and after you write the offer.
